What worries international buyers

“Spanish banks feel opaque

Different rules for non-residents, documents in Spanish and little explanation. I translate the process, not just the words.

“How much can I borrow?

Non-residents usually need a larger deposit than residents. I tell you upfront what is realistic for your profile.

“Too many moving parts

NIE, Spanish bank account, valuation, lawyer, notary, power of attorney. I coordinate it so nothing falls through the cracks.

FAQ

Questions I hear every week

Something else on your mind? Message me and I will answer personally.

Can non-residents get a mortgage in Spain?

Yes. Spanish lenders offer mortgages to non-residents, usually with a lower loan-to-value than for residents and with checks on your income in your home country.

Do I need a NIE before applying?

You will need a NIE to complete the purchase and the mortgage. I can tell you how to get it and when in the process it is needed.

Do I have to be in Spain to sign?

Not necessarily. Signing can be done through a power of attorney granted in your country or at a Spanish consulate.

Are your services regulated?

Yes. Mortgage intermediation in Spain is regulated by Law 5/2019 and requires registration with the Bank of Spain. My registration number is shown at the bottom of every page.
